Looking for some good accommodations in Florida? Good news, AirBnB is planning its own branded apartments in Florida, which will offer a hotel-like experience. The company made the huge announcement this week.

According to TechCrunch, Airbnb plans to introduce a new home-hotel hybrid in the state of Florida. But it’s will not building the apartments alone, it’s got company. The online marketplace will be teaming up with Real Estate developer Newgard Development Group, and the new apartments will be called “Niido powered by Airbnb,” The Financial Times reported.

What to expect from the new service

As mentioned earlier by The Verge, Airbnb will be teaming up with the real estate developer to build the planned 300-unit building in Kissimmee, Florida. The building will be built and owned by the real estate developer, Newgard Development Group, but will be branded as Airbnb building. Additionally, the building will be adding some features such as secure storage options for tenants who often not around and want to rent out their place.

Tenants of the said building will have full access to the various hotel-like amenities and features, which include things such as keyless entry, access to an on-demand concierge, and access to the luggage storage. There’s also a free mobile app that can remotely tap a Niido employee to handle hotel-like services like check-ins and cleaning.

As reported earlier by TechCrunch, tenants of the building who plans to rent out their places on Airbnb will be automatically enrolled in Airbnb Friendly Building Program. First introduced in September 2016, this revenue-sharing program allows hosts/owners to share revenue from each rented spaces.

Booking and renting of the spaces can be managed through a dedicated app.

In terms of revenue-sharing, the real estate developer will take a 25 percent, while Airbnb takes 3 percent and the rest goes to the space owners.

Finally, the new Airbnb building is slated to open next year. Tenants or space owners will be allowed to sublet their spaces through the company’s online marketplace service for up to 180 days each year only, the TechCrunch reported.

For each booking made, the company charges guest a six percent to 12 percent service fee, while for the host it charges a three percent to five percent host service fee. Additionally, apartment’s host can also make some offer and experience, which include things like adventure things and more. But those offers come with an additional charge, in which the company takes a percentage or commission.

In addition, Airbnb also made some acquisition. Earlier this year, it acquired the Canadian-based villa rental firm called Luxury Retreats International.
